Foundation: Reinforced concrete with 8” block with traditional footings as per approved drawings / reinforced concrete slab.

External walls: 6” concrete block with ½ inch steel. All lintels are pre-cast, and all exterior walls poured and painted with exterior grade paint.

Internal Walls: Reinforced concrete passage-way wall. All other interior walls are 2 X 4 stud framed, with ½ drywall and smooth finish. R-11 insulation in walls included.

Roof: Pitched stick frame roof structure with plywood decking. 30lb felt underlay with asphalt 3 tab shingles. All ceiling joists and rafters secured to belting with Heta20 strapping. R19 insulation to be installed in ceiling voids. Fascia board and eaves 12” with plywood covered eave.

Airconditioning: 4-Ton , 16-Seer central air conditioning unit with digital thermostat.

Windows: Low maintenance aluminum vertical sliding, with insect screens and tinted.

Exterior Doors: 3-0” X 6-8” fiberglass weather door with lockset and deadbolt assembly.

Interior Doors: Pre-hung hollow core flat panel or similar doors. Painted with door trims and locksets installed. Closet doors to be bifold or similar.

Cabinets: Lumber framed solid wood kitchen and bathroom cabinets (white only) with granite coverings.

Plumbing Fixtures: Faucets to be Delta or similar, with matching mixing valves and bathroom accessories in chrome. Kitchen sink to be stainless steel with faucet and pull out spray. Tubs and toilets to be American Standard, or similar, in white.

Closets: Closet shelving and hanging rails in all closets and washer / dryer area.

Tiles: Floor tiles to be 16 X 16 ceramic or similar, with walls tiled in shower enclosure with 8 X 8 tiles and grouted. Kitchen backsplash tiles to be tiled behind immediate cabinets only. Elongated tiles will attract upgrade tile labor costs.
