Real estate markets change, from time – to – time, and, it is wise, to recognize these differences, and warning signs, and effectively prepare, for each. There are different strategies, and procedures, needed, dependent on a number of conditions, including the overall economy, mortgage interest rates, local market, whether it’s a buyers, or sellers, market, and, how quickly, and/ or, slowly, houses are selling, at present, and, at, what price level. We often refer to buyers markets, as being cold, because, there is little action, and prices, and potential buyers, plummet. On the other hand, a HOT market, is, generally, a seller market, because, the number of qualified, potential buyers, exceeds the number of properties, being offered, and, therefore, the pace, frenzy, and activity level, significantly rises. With that in mind, this article will attempt to, briefly, consider, examine, review, and discuss, using the mnemonic approach, what this means and represents, and its impacts/ effects, on selling one’s home, during these periods.
1. Hear; humane; how; house: When you decide to sell, during these types of periods, it’s important to understand, what makes your house, stand – out, from the rest – of – the – pack, so, you can get the highest possible price, in the shortest period of time, with the least amount of tension/ stress/ hassle. It takes a willingness to hear, what potential buyers, seek, and, use relevant marketing strategies, to attract the best offers! How one proceeds, often, determines, whether the process, and transaction period, is truly, humane, and, achieves the homeowners objectives, needs, and personal priorities!
2. Optimize; offers; offering price; organize; original; options: During any scenario, it is wise, to consider, the approaches, which have the best chance, to optimize results! Fully discuss, with the agent, you hire, the best offering, and/ or, listing price, during these times, and, how it might impact, the potential offers, you will receive! Agents, who are best organized, never, merely do, the same – old, same – old, but introduce some original ideas, which enhance and improve your options, etc.
3. Time – tested; timely; trends: There’s no reason to try to reinvent the wheel, when effectively using time – tested methods, and approaches, while adapting as necessary, is usually, the finest approach! Results improve, in all times, when an agent, consistently, proceeds, in a well – considered, timely way, and, always, replies to any, and, all challenges, without delay or procrastination! Using relevant trends, generally, creates the best potential results!
Be prepared, and realistic, in every market, even HOT ones! The better, one prepares, the finer, the results!
